My agent recommended Sell Your Home Fast in a Buyer's Market, by Norma Lehmeier Hartie, and I am so happy she did! I've been living in my house for eight years and was completely overwhelmed by the idea of getting it ready to put it on the market, knowing there was so much to do.

The aim of the book is to create a home that "buyers desire"; a place that will sell over the competition. Hartie writes: "This book will show you how to turn your home into a "dream magnet." It goes beyond the obvious chores of cleaning, removing clutter, and organizing. You will do those things, but you will also add touches that will make your home look and feel fantastic. It will be that look and feel that will sell your home, because that is the feel of possibilities. You will create a space that conveys a lifestyle that a buyer desires, a home that promises to make them happy, content, and financially comfortable.

In effect, you are selling them the promise of a better life with your home."
I read Sell Your Home Fast in a couple of sittings and felt motivated to conquer the job! The book is divided into 9 steps to follow to get your home ready. I have been re-reading each step and then doing what Hartie suggests.

Step 1 prepares you to sell your home--find an agent, questions to ask, taking photographs.

Step 2 is about pricing your home correctly for the market.

Making changes in the home to sell begins in Step 3. Hartie advises to clear clutter, organize and pack at the same time. This really worked beautifully and her advice went a long way to make these chores manageable.

Step 4 is about cleaning with eco-friendly products. I hate to clean--but clearing the clutter first made this chore doable. Using green cleaning products--what Hartie recommends--was new to me and now I love them! For those of you who are not familiar with eco-friendly cleaners, they really work! Good riddance to the smelly toxic cleaners!

In Step 5, Hartie educates the reader about why green living is important.

In Step 6 (which is where I am now) she suggests the best green and other home improvements and features to make to sell your home.

Step 7 is all about curb appeal and how to make your property leave a positive lasting impression.

Step 8 is about clearing energy--I haven't done it yet, but it looks like fun.

Finally, I am really looking forward to Step 9 which is the "icing on the cake"--the chapter deals with Feng Shui, staging, design and things like adding flowers to make your home "look and feel great."

Hartie does a great job of simply explaining the important things to do to sell your home in a tough market. I am fully confident that when I am ready to put my house on the market, it will sell quickly and for the most possible money.

Highly recommend.
